In collaboration with the city and a private development firm, MHA surmounted a host of challenges in the commercial/residential planning of the 24-unit West Culver City Lofts. The site is located on a formerly crime-ridden and unsightly property and limited by a mere 100-foot deep parcel. We worked closely with the Culver City Redevelopment and Planning Department in drafting new live/work ordinances and revising suburb zoning codes that were more compatible with the new urban infill development scheme. Through creative planning, we configured a design layout that optimizes the limited space and reworks the zoning codes for higher parking ratios without requiring an underground garage. This prototype now serves as a catalyst for the reinvention of the Culver City main street experience.
